- Negotiate on your behalf. Negotiation skills are critical to ensure you sell for the highest price possible and with the least amount of stress/surprises within your time frame. The value of expert negotiating skills is significant.
- Market knowledge. I will keep you informed of any changes that may affect your sale. Anticipating changes is important. In that way we can make adjustments to lead the way rather than react to changes that have occurred.
- What is ‘fair market value’? Fair market value is what a ready, willing and able buyer will pay for a property today. This value is not based on what your neighbor’s home sold for last year. It is not based on how much money or sweat equity you have in your home. It is critical that we find the price that most closely reflects true market to obtain the highest return for you. I know multiple interest can affect final sales price and I know the longer the market time the lower the final sales price. I promise to give you my honest opinion at all times. - First impressions important. I will help ensure that your home is presented in it best light. This may include recommendations on how to prepare your home for market. If you would like I can provide you with a list of professionals or contractors.
- Professional photographs. I know pictures are a key part in the marketing of any home. I will hire a professional photographer to capture your home and its amenities. These photographs will be used throughout the marketing programs.
- Marketing. One of my many roles is to be sure your home is widely exposed to potential buyers as well as other agents. Windermere has the best market presence in this area. I will reach out through the Multiple Listing service with complete photo galleries, post your home on several internet sites such as;

- Real Estate Contracts. The multiple listing services have a team of attorneys that are constantly reviewing and updating real estate contracts. I will lead you through those contracts and explain your options. If we become involved in an unusual or complicated contingency I will recommend we consult a local real estate attorney.
